Our Services

ACS Title and Closing Services offers a number of services to lenders and private individual clients, which conveniently cover the entire mortgage loan and/or real estate closing transaction.

These services include:

• conducting title examinations in accordance with the Ohio Marketable Title Act for both residential and commercial real estate;
• coordinating and scheduling a closing between the lender, buyer, seller and Realtors (if applicable);
• obtaining mortgage or lien pay-offs;
• curing defects in the title that may be revealed by the examination; 
• ordering surveys;
• preparing all needed closing documentation, including the closing statement;
• conducting the closing: (i) in accordance with specific lender instructions; (ii) in conformity with the terms of the purchase contract; (iii) as requested by the parties. This includes the proper execution and recording of all documents and disbursement of funds; and
• promptly returning all recorded documents to the appropriate parties and issuing a final owners and/or lenders policy of title insurance when purchased.
